Sarasota's housing market is giving buyers and sellers a mixed message this fall: available homes have become scarcer, but borrowing costs remain a substantial hurdle.

For anyone considering a move in Sarasota, Venice, North Port, or nearby Manatee County, the useful question is how those forces affect the particular property and budget.

This update uses the latest released local monthly report, covering August 2026, alongside national mortgage rates published October 8.

Read the reporting date first

The REALTOR Association of Sarasota and Manatee's September housing report is scheduled for October 16, so August figures should not be mistaken for an October snapshot.

Monthly housing reports describe completed transactions and recent listing activity; they cannot tell you what every seller will accept today.

Single-family homes: fewer choices

Sarasota County recorded 646 single-family closings in August, up 0.8 percent from a year earlier, with a median sale price of $470,000, down 1.1 percent.

Active listings fell 20.8 percent to 2,619, and inventory represented 3.7 months of supply.

The median time to contract was 47 days, while sellers received a median 94.7 percent of their original asking price.

Tighter inventory does not mean every home commands its asking price.

The practical implication is that sellers may face less competition, while buyers still need to compare asking prices with recent comparable sales.

Manatee County's single-family median was $495,000, up 5.9 percent year over year, with 687 closings and 3.9 months of supply.

Those contrasting price trends underline why a Sarasota County headline cannot stand in for the entire surrounding region.

Condos follow a different rhythm

Sarasota County townhouse and condo sales rose 13.8 percent to 281, and the median price increased 3.3 percent to $310,000.

Supply stood at 5.2 months, with a median 83 days to contract.

That combination suggests a different shopping pace from detached homes, rather than one uniform market.

A median is the middle sale price, not a valuation of any specific residence, and changes can reflect which properties sold.

For condo shoppers, compare units within the same building or closely comparable communities and review association costs before judging a listing's value.

Financing changes the calculation

Freddie Mac's national 30-year fixed mortgage average was 7.40 percent on October 8, compared with 7.28 percent the preceding week.

That national benchmark is not a personal loan quote, but it shows why the monthly payment deserves as much attention as the asking price.

Request multiple lender quotes and compare Loan Estimates using the same loan amount, term, and assumptions.

Include taxes, insurance, association fees, closing costs, and maintenance in your budget rather than stopping at principal and interest.

A price reduction can help, but it does not automatically make a purchase comfortably affordable.

What buyers and sellers can do now

Buyers should define a comfortable total monthly cost before touring, obtain property-specific insurance quotes, and investigate condition and any needed repairs.

Condo buyers should also request association budgets, reserve information, relevant inspection records, and details of existing or proposed assessments.

Sellers should study recent closed sales, competing listings, property condition, and realistic marketing time within their immediate area.

Ask an agent to explain how comparable properties differ, especially when waterfront access, building age, or renovation quality affects the comparison.

Use county statistics as context and neighborhood evidence for decisions.

The August report shows a more active local market, while October financing costs add a separate affordability challenge.

A well-informed move begins with current numbers, a realistic budget, and expectations grounded in the property in front of you.
